Due to the fact that 80% of retailers and business center services were focused on office employees, the transition to a remote work format due to quarantine restrictions caused closing 77 outlets.
The total volume of vacancies within the limits of the territory of the MDCs over the past year amounted to 20.4 thousand square meters. m (a third of the total supply), having increased from the beginning of 2020 by 12.9 percentage points. The average size of the commercial premises in Moscow-City decreased by 17% compared with 2019, to 123 square meters. M, and the rental rate in this segment within the business center decreased by 9%.
Commercial premises in the business center are in high demand from operators of related trade, oriented to the service of the day contingent of visitors to the business center. These are facilities Food & Beverage, FMCG shops and various services: Fitness clubs, beauty salons, medical centers, etc.
At the end of 2020, the infrastructure of the MDC was represented by 295 trade and services enterprises, which in the aggregate accounts for 35.5 thousand square meters. m from the total volume of commercial offer. At the same time, 44% of the total capacity is occupied by catering operators (restaurants, cafes, cutlery, coffee shops and cooking).
Over the past year, 77 trade and services enterprises have ceuned its activities in the business center: of these, 38 catering establishments, which account for about 68% of the total volume of closed retail space. At the same time, 43 new outlets appeared, while 72% of discoveries had to be at the first half of 2020. The number of vacancies at the time of completion of the year amounted to 99 units, of which 26 remained free since the beginning of the year.
