The Russians need to wait for new scandals, connected with the accrual of land tax from country sites, as it was in 2015-2016. Then many owners of six hundred and hundreds received bills to pay with increased tax ten times, the Moscow Komsomolets reports.
The first similar case occurred this year in the Novosibirsk region. The fact is that in 2020, the authorities have made cadastral reassessment of agriculturally, so since 2021 the cost of some sites increased by 25-30 times, and the tax rose accordingly.
The editor of the Novosibirsk magazine "Chairman" Pavel Berezin said that he accidentally learned about the increase in cadastral value when he went to the Rosreestra site. In very rare cases, according to him, the cost decreased, but mostly an increase in five or six times occurred. There were other "surprises", for example, a small farm put on, located 450 km from the regional center, rose from 800 rubles to 60 million rubles. Thus, the farmer will pay tax not 6 thousand rubles, but 200 thousand rubles.
As Berezin noted, all these innovations were introduced without any publicity, and none of the owners of land on them did not know.
Such a situation led to a conflict. Local agrarians came to the cadastral ward in order to find out why without their knowledge they recalculated the value of the Earth, and now taxes need to pay ten times more.
As noted, Berezin has developed such an unpleasant situation for one reason - the employees of the cadastral service reacted to their work challenge. That is, they did not go according to real areas with a tape measure in hand, but used for the revaluation by old cadastral cards and some kind of certificates from local authorities.
In addition, there are few authorities about the status status, about transport accessibility and other indicators, on the basis of which the territory is estimated.
"So it turned out that, for example, a 300-hectare field, which is officially listed as fertile, has long been covered with ravines and landfills. And according to old cards, it gives considerable profit - it means that the budget must pay more, "explained Berezin.The land owners have a chance to challenge the revaluation, but for this they themselves for their money will have to do an examination.
In 2022, the state cadastral assessment of land plots of all categories is expected in Russia: rural, municipal, country and land settlements.
