"Sell Muscovites": In the Don district, the developer gave the land with residential buildings

We are talking about one of the most famous Moscow long-term development - "non-pie home & spa" near the metro station "Leninsky Prospekt", behind the Gagarinsky shopping center.

A piece of laky land: near the park of bitter and non-piece garden, the prestigious Leninsky Prospect, from the center - 10 minutes by car. Scope - with a claim on the second "Moscow City", for the most part residential (five skyscrapers height from 70 to 90 floors, a spa with a panoramic pool at an altitude of 130 meters, hotels, offices, shopping center, parking). The project went to the market in 2017 and is strongly consuming.

Since then, a lot of time has passed, the developer was declared bankrupt. Among real estate experts are disputes about what will be with the project - whether (and if so, then who) will change. According to the latest information, legal proceedings are still continuing, therefore the fund protection fund cannot include a complex into a single register of problem objects (ERPO), and the city cannot do its further fate. Now less than a quarter is ready one of the buildings.

Against the background of all serious proceedings, few people say that residents of the whole quarter are fighting against development. We are talking about a quiet green area in the 5th Don passage - there are 13 five-story buildings there, near which a construction site appeared in 2017.

About how things are currently told in the "Deputy Request" program on the Utub-channel of the Sota Vision network edition. Residents argue that in 2008 the whole quarter of 46 thousand square meters. M Together with their homes, the Department of Urban Property gave the developer. The houses assigned the category "unused buildings", and the territory itself was recognized as intended for construction, which helped later unfold a large-scale construction site (as it happened, no one knows: In 2015, hearing a survey project, which later changed to unrecognizable, of course, not in favor of residents of five-story buildings, according to very other boundaries). The tenants of the houses call the resulting return to the fastening right (according to one of them, all simply "leased"), and the actions of the authorities - blatant.

According to the rules, the developer must offer options for resettlement - such were indeed, just did not suit anyone (it was not possible to exchange five-story buildings near the TTK at housing in New Moscow, in Shcherbinka). At the same time, residents complain that they are actually "squeezed" - refuse to carry out overhaul (houses were built in the 1950s and have not yet been repaired; according to the estimated independent examination, wear is not more than 40%).

At the end of December last year, the contract formally ceased operation, the work is still suspended. Meanwhile, Mosgosstroyadzor banned the construction due to the destruction of one of the buildings. Residents are confident that there is a new developer in the place of the bankrupt, and everyone will resume. In February, it became known that the project could cross the Moscow Dolkovsky Foundation.
