According to experts, in the previous year in the capital of the country and in the Moscow region, the average term of the decorated housing loan amounted to 17.6 years. Even on the background of reducing rates, citizens do not particularly strive to quickly pay the mortgages decorated, noted in the press release of the Miel realtor company, which is available at RBC.

Realtors were analyzed by the transactions that the company concluded in the period 2014-2020. During this time, an increase in the average term issued to customers to acquire housing in Moscow and the subject of the mortgage federation was 2.6 years. Three years earlier, this indicator was 16.5 years old, and 7 years ago - 15 years ago. Such are the calculations of Miel specialists.

As the data of Cyan, in the period 2009 - 2020, there was the next increase in the average term approved in the capital of the mortgage: until 19.4 years from the previous 11.4 years, and in the region - until 19.3 years from the previous 6.25 years. As for the average loan amount during the specified time, in this case it increased, respectively, by 2.8 times (reaching the mark of 5.52 million rubles) and 1.6 times (up to 3.74 million rubles).

According to statistical information, Frank RG, for January of this year, the average term of the mortgage loan issued in the Russian state was 18.8 years. In 2018, the equivalent indicator was 16 years old.

"When borrowers stretch the deadlines for issuing loans, they thus try to reduce their debt burden," explained analysts. The reason for this specialists see in comparatively low incomes of Russians.

"Often borrowers choose a longer period to obtain a larger amount with the same income. To a certain extent it can be tied to the rise in the cost of housing. In this regard, even the amount up to 5,000,000 rubles are taken by citizens for 20 years and more. To make such a loan for a period of 10 years, monthly income must be at least 120,000 rubles, while for 30 years - already 70,000 rubles, "said Alexander Moskatov, who holds the position of managing director Miel.

Specialists "Miel" also drew attention to the fact that the inhabitants of the region and the capital, making up mortgage loans, were more inclined to a longer loan term even with relatively low (up to 5,000,000 rubles) of its sum. 27 percent of the borrowers with such a loan size were chosen by the period of its payment at 15-20 years, 21 percent - from 10 to 15 years. For the payment of mortgages for 5 years or earlier, 3 percent of the surveyed borrowers were calculated.

As noted, the most common mortgage budget in Moscow and the subject of the federation is 5,000,000 rubles and less, but there is a gradual increase in the share of more significant loans.

In the previous year, 58 percent of the total approval in Miel accounted for loans to 5 million rubles, in the amount of 10-5 million rubles - 38 percent of applications. The corresponding indicators in 2019 are as follows: 62 and 32 percentage points. The company explains the increase in the share of larger loans to reducing rates.

According to Rosreestra, in Moscow, there is an increase in mortgage transactions with new buildings in connection with the state program of the preferential mortgage under 6.5 percent per annum. Most of all the influence of this program was in autumn and winter. So, over the past four months of the previous year, there were more mortgages on new buildings, rather than in the first 8 months.
